Preparing To Buy As Spring Approaches

Spring can feel like an intimidating time to purchase a home. In Saskatoon, our housing inventory remains low but the competition for buyers remains high. So what can you do to give yourself an upper edge in getting the home you want? Here are a few solid tips to help position yourself well.

  1. Make Sure You Are Pre-Approved - It’s best to have met with your lender and been through the pre-approval process before you begin viewing homes in person. Knowing what you are able to spend, and what you are comfortable spending, is essential to looking at the right homes for you and being able to make an offer.

  2. Have a Needs/Wants List - Needs are the things you won’t compromise on, and wants are the ones that you can or may need to sacrifice. Remember that many times, you are able to add your wants into a home later, after purchasing one that fits all your needs.

  3. Know That the Market Will Be Fast - If you find the home you want, you will need to be ready to act quickly. Many times, there is not time to ‘sleep on it’, so you will want to be confident in your ability to make a quick decision. This is where a needs/want list, and being pre-approved, will help you immensely.

  4. Have a Realtor who is able to explain the market well to you, act quickly for showings and be readily available for conversation, and have expertise that is able to help you write competitive offers.
